Letting starts before you reserve the property.
We start thinking about the best ways to let property well before we even offer them to clients. We ensure that our due diligence is top notch and that the property we offer meets basic fundamentals. Assuming your property meets these then there are only two reasons why your property will not let out:
- Incompetent letting agents - This can often be a difficult thing as most agents can over promise in your initial conversations and it can be a number of weeks before you realise they have not performed. The important thing to realise is that you change agents. Once you do have a competent agent then the only thing stopping the property from being let is
- Incorrect pricing in the market - This is absolutely fundamental, it doesn’t matter what rent you think you should receive for the property it is always what the market will pay. We will help you choose the appropriate market rent that will get your property let out.
Brett’s “Get It Let” Rule
Our general rule is to pitch just below the realistic market rent and get it let. It makes no sense to have a property if it’s not let out. Consider if you have your property marketed for £500 per month and you get an offer for £450 for 6 months, you earn £300 (6 mths x £50) less over the 6 months but if you consider that if you hold out and it doesn’t let for three weeks or more you have effectively lost more than the £300.
