Managing your lettings agent (Part I)
Hey guys,
You don’t let new employees work unmanaged and the same goes for a lettings agent. Their job is to find you a tenant but you must still manage them.
I spent a number of years in my early life in the Australian military. As a leader l quickly learned one thing: if l was given a job to do l could delegate the task (i.e. get someone else to do the work), but l still had the responsibility. This naturally meant that if a task was not done properly, responsibility still rested on my shoulders.
So remember to delegate the task but assume the responsibility.
I apply this rigorously in my property portfolio. If l choose an agent l will tell them what l expect and then l will stay on their backs until they find me a tenant. Always remember – the squeaky wheel gets the oil!
