Hey guys,
I was chatting with James De Souza, my Director of Property, about sourcing 'Perfect' properties, the truth is that they don't exist, they never have. James is one of the best in the business and is responsible for the sourcing between £8 and £20 million of property per month. He sees 100s of properties all around the UK and whilst he might tell me that all the properties he sources are perfect the reality is that many of the properties that we source have a number of deficiencies, otherwise why would the developers give such big discounts.
Now sure we use our bulk purchasing power, relationships, speed of sourcing buyers and many other tactics to get the best price for clients but the unmistakable truth is that if the developers could sell them at full price they would drop us like a stone.
So I guess if I am honest I run an 'imperfect' property sourcing company and funnily enough I am perfectly happy with that. My clients made money, I make money and because we all have gotten over the imperfectness of every property we are all perfectly happy.
