Running a portfolio of properties is relatively easy when you have one or two properties but once you have more than this you will need a bit of assistance to track rents, ground rents, service charges, tenancy expirations and mortgage payments.
That's why as part of my commitment to my clients I have developed two pieces of software that can assist.
The first is a web based solution that comes free as part of your registration to YPC. You can track all of the basics with this and watch your portfolio grow. It not only tracks your property you have bought through YPC but also any property you have.
One of my favourite and most useful functions is the important dates which it allows you to see what in reserved, exchanged and completed as well as the dates attached to each.

The second software is a little more advanced and I don't normally recommend it if you have less than 3 properties. You have better things to spend your time on.
It's called Ezytrac Portfolio Management System. It's actually a system I put together years ago and have developed over time. This is what l use with all of my portfolio clients. We sit down and complete all of the details then simply update them whenever something changes.
It gives my clients peace of mind and allows me to clearly manage the growth of the portfolio ensuring we always have enough cashflow and to re-mortgage or sell with plenty of time to spare.
The growth aspect of the software allows you to look up to 10 years into the future can the cashflow up to 3. This is plenty of warning for any potential problems.
After all this is just a tool that helps you pass the property sleep test
