It seems the silly season is upon us again — the Sales Directors of many developers have given us a heap of property to sell before the end of the year! (Before you get too excited, I should tell you that we have rejected a great deal of it immediately because the deals are simply unsuitable for our clients.)

So why do the developers all of a sudden want to do a deal?

Well, for many developers, their end of financial year coincides with their calendar year. This means it’s the last chance for a Sales Director to really get their figures up for the year. It also means that in many cases, it’s not about profits so much as about units sold. This increases supply.

Also, the current slow but steady climate for property across the UK means that buyers are currently in limited supply. This decreases demand.

Now what happens when there’s increasing supply and decreasing demand? Obviously prices come down.

Yippehh!! I say!

We currently have what’s called buyers market when deals are everywhere. It’s also that wonderful time of the property cycle when all the inexperienced investors lose money and all of the experienced investors make money. Sorry if this seems a bit harsh, but unfortunately it’s the reality.

In just the past week, we have been offered over £20 million in property to sell at wonderfully discounted prices. But here’s a catch…

Just because something is being offered to you at a discount doesn’t mean you should buy it. Due diligence prevails as always and half the crap we’ve been offered I wouldn’t sell to my worst enemy let alone my investors.
